Statement of Facts I initially approached and entered into a transaction with Bullmen Realty in relation to a property being offered by Bhutani Group in Noida. Based upon the representations, assurances, and commitments made by the representatives/director of Bullmen Realty, I paid a total amount of ₹12,81,250/- (Rupees Twelve Lakh Eighty-One Thousand Two Hundred Fifty only) towards the said property. Subsequently, I came to know that the commitments and representations made to me in respect of the Bhutani property were not being fulfilled. When I raised my concerns and requested Bullmen Realty to provide an appropriate resolution, instead of resolving the matter, their representative/director offered me an alternative property in Dholera, stating that the amount already paid towards the Bhutani property would be adjusted against the Dholera property. Relying upon the representations and assurances given by the director/representative of Bullmen Realty, I agreed to the proposed alternative arrangement. Thereafter, I was further induced to pay a sum of ₹5,00,000/- (Rupees Five Lakh only) towards the Dholera property. The said amount of ₹5,00,000/- was paid through cheque in favour of Samaksh Estate, as instructed/represented by the director of Bullmen Realty, with the specific understanding and commitment that the Dholera property would be provided to me and that the earlier amount paid towards the Bhutani property would be adjusted accordingly. At the time of entering into the arrangement, I was assured that the registry/registration of the Dholera property would be completed within the committed period. However, despite receiving the aforesaid amounts and making repeated assurances, Bullmen Realty and its concerned representatives failed to complete the registry within the promised period. Even after expiry of the committed period, instead of resolving the matter, the concerned persons started delaying the transaction on one pretext or another. Subsequently, their conduct became increasingly evasive, and they started avoiding my calls and failed to provide any satisfactory or concrete resolution despite repeated follow-ups. Due to the continued failure to honour the commitments and the prolonged delay in completing the transaction, I was left with no reasonable option but to cancel the Dholera property transaction and demand refund of the amounts paid by me. Upon cancellation, Bullmen Realty/its representatives assured me that the refund would be made within a period of six months. The said period of six months expired on 25 April 2026. However, despite expiry of the assured refund period, no refund has been made to me till date. I have made repeated requests and followed up with the concerned persons of Bullmen Realty regarding the refund and settlement of my dues.
